CLASS TITLE: MAINTENANCE TECHNICIAN III
(Maintenance Technician- HVAC)
QUALIFICATIONS: 1. High School diploma or equivalent
2. Journeyman’s License in HVAC
3. Physical condition allows the lifting of heavy loads; including
tables, chairs, and the moving of furniture, etc.
4, Basic general knowledge in as many of the following as possible: plumbing, commercial electricity, mechanics, masonry and carpentry.
5. Must meet Physical Performance Requirements
6. Such other qualifications as the Superintendent or Board may find appropriate and acceptable.

SUPERVISES: Staff as assigned by Superintendent or Designee
JOB GOAL: To carry out maintenance work assignments in such a way that
schools’ physical environments will be maintained in a condition of operating excellence.
BASIC FUNCTION: Perform semi-skilled maintenance, repair, and construction of District buildings and equipment in one or more craft or trade; perform semi-skilled to skilled work in one or more of the building maintenance trades; assist journey-level trades personnel as needed, work independently in one of the less complex building trades.
PERFORMANCE RESPONSIBILITIES

Performs semi-skilled to skilled maintenance, repairs, and construction of District buildings and equipment in one or more of the building maintenance trades including carpentry, electrical, painting, plumbing, heating and air conditioning.

Maintains records of time, costs, and materials needed in the maintenance and repair of District equipment and facilities.

Operates a wide variety of tools and equipment including motor vehicles and mowing equipment, power hand tools, saws, and hand tools used in the building maintenance trades.

Performs preventive maintenance and mechanical duties in the inspection, repair, and replacement of the District heating, ventilation and air conditioning system (HVAC).

Works on assigned duties first, but when without an assignment, contacts the Lead Maintenance Worker and/or the Superintendent Designee.

Prepares and reports information on work assignments accomplished and make recommendations to the Lead Maintenance Worker for equipment purchases exceeding $50.00.

Examines school plants on a regular basis to check for needed repairs and improvements. Repairs obvious safety hazards or meets emergencies even if the work has not been assigned.

Reports to work even beyond normal working hours, when emergency situations occur, such as snow removal, broken water pipes, electrical/heating problems, etc.

Performs such other tasks and assumes such other responsibilities as may be assigned by the Head Maintenance Worker, the Superintendent or Designee.
